New hunting access

I have discovered a new public property that falls into the "overlooked" category. I would love some thoughts on this.
The red outline is the boundary. Is is 205 total. My access will be from the south. I haven't set foot on it yet. The access
road is currently snowed in. I will be checking it out as soon as I can get back there. Here it is:
