Looks like bigger is better for most.
You can fool some of the bucks, all of the time, and fool all of the bucks, some of the time, however you certainly can't fool all of the bucks, all of the time.

Public...I hunt an 80 acre farm with another family member and I am always finding doe urine bottles, scent drag strings and know the guy is checking cameras and constantly walking around...80 acres with two hunters feels very small so I would prefer public 3000 acres knowing most guys will hunt by the road and paths...hunt hard and smart and often find reward

One thing you need to add to your equation is huntable ground.
To me, this can skew the number and create a different picture. Hunters in large will concentrate where huntable ground is located. Certain marhses may be huntable to people that visit HB, but not the hunting masses. Also, hunters will stick to woods more often, rather than branch out to a small sliver of trees along a hedge row, etc.
I think you need to openly eliminate the "non-huntable" ground from the equation to make it more realistic. If that 120 is all wooded and all huntable, vs. say the 3200 acre piece where only 1,300 acres of it is truly huntable, there may be a different response rate here on HB.
Some things to consider...
I also try to get a feel for where the pressure isn't. If there's a big hole in that 120 as far as hunter denisty (say all hunting the field edges and not hunting a certain spot way back) and I can get to it and there's the sign I need to see. That makes my decision.

#1 for sure. I'm confident in a piece that big I could find an area with little or no pressure at all so I could eliminate those listed scenarios.

Id take the public. Your stats overlook something very important. Hunter density on a large property will not be equally distributed. There should be some spots with little to no pressure. Thats where i would hunt.

I'll take the public but 3k acres is a very small piece of public in my region. That small of an area if it is hunted hard and bordering property has little-no pressure you are in a tight spot. I like hunting a piece large enough that some bucks never step foot off public their whole lives. That way there are no excuses.
