I had had a few questions....
The property doesn't currently have any of the utilities turned on. There was a double wide trailer there that caught fire.
I paid the same contractor that demolished and removed the entire mobile home to do the grade work. There was a ditch that came out of the woods behind the mobile home that I had a culvert installed. At the time I was going to install a drain on the property. I have since decided to run the culvert all the way to the road, and that is nearly completed. I have plans for the same contractor to come back out to fill in and grade the rest of the culvert. Then I was going to sow some winter rye grass until spring.
As for the land, there are two parcels, two deeds. The home site property is almost 2 acres, the other is an acre. I will be happy to sell the home site property alone.
I don't mind to take partial trades on the property, depending on if its something I can use... newer model ATV, side by side, 4x4 truck, etc But cash is king and I can do better for a cash sale
I don't HAVE to sell the land, its just I purchased land closer to where I hunt the majority of time. This property is paid for and I will eventually build a cabin or rental slips for campers if I don't sell it.
It is located in a very good central location, with really good, quality deer population with low hunting pressure (before gun season) Surrounded by private land holders, with public literally within walking distance. A couple neighbors met me and granted me permission to hunt their private land, one stated he hasn't allowed hunting since 1999

I hung a camera back in turkey season for the grin, caught 2 big body bucks that already had huge bases growing.... I scouted several areas within a mile of the property that I've hunted this season. SPOTTED a dandy Saturday before last with no shot opportunity
